How Often Should a Parking Lot Be Restriped?

Faded lines make a lot look neglected and can put you out of step with accessibility rules. Here's how often Fresno lots need restriping and what a proper striping job includes.

Short answer: Most busy parking lots in Fresno need parking lot striping redone every one to two years, and always after the lot is sealcoated, because sealcoat covers the old lines. Lots with light traffic can go longer. A good rule: if you can't clearly read the stall lines, arrows and accessible-space markings from the driver's seat, it's time to restripe.

Striping is one of the lowest-cost things you can do to a lot, and one of the most visible. Fresh lines make a property look cared for, keep traffic moving safely, and help you stay in line with accessibility requirements.

Why Do Parking Lot Lines Fade So Fast in Fresno?

Three things wear striping down: traffic, sun and weather. Tires grind paint off every time a car turns into a stall. Fresno's long, hot summers, with many days over 100°F, break down paint and fade its color. Winter rain and the grime it carries wash over lines all season. Drive-thru lanes, entrances and the stalls closest to your door usually fade first.

What Does Parking Lot Striping Include?

Striping is more than painting stall lines. A complete job can include:

  • Parking stall lines, single or double
  • Accessible (ADA) parking spaces, access aisles and symbols
  • Directional arrows and drive lanes
  • Fire lanes and red curbs
  • Crosswalks and stop bars
  • Stenciled words such as "STOP," "NO PARKING" or "COMPACT"
  • Loading zones

If you're laying out a lot from scratch, or changing the layout to add stalls, the job also includes measuring and marking the new layout before any paint goes down.

What Are the Accessible Parking Requirements?

Federal ADA standards set a minimum number of accessible spaces based on the total number of spaces in a lot. According to ADA.gov:

Total parking spaces Minimum accessible spaces
1 to 251
26 to 502
51 to 753
76 to 1004

At least one of every six accessible spaces must be van accessible. California also has its own accessibility building code, which can add requirements on top of the federal rules. Restriping is a good time to check that your accessible spaces, aisles and signs are still where they need to be.

Should You Stripe Before or After Sealcoating?

After. Sealcoat covers everything on the surface, including your old lines. The right order is crack filling, then sealcoating, then striping once the sealcoat has dried. Doing it in that order means you pay for striping once instead of twice. Learn more about our commercial sealcoating service and how it protects your pavement.

Can You Restripe a Lot Without Closing It?

Usually, yes. Striping crews can work in sections, closing one row or area at a time while the rest of the lot stays open. Traffic paint dries fast, so stalls are often back in use the same day. Many businesses schedule striping early in the morning, at night or on a slow day of the week to keep disruption low.

Is Striping Enough, or Does the Lot Need More?

Fresh paint on broken pavement doesn't last. If your lot has wide cracks, potholes or areas that hold water, those should be fixed before striping. If it's mostly sound but faded, sealcoating and striping together can make it look close to new. For bigger problems, our guide to parking lot paving in Fresno covers when resurfacing or replacement makes more sense.

Frequently Asked Questions

How long does parking lot striping take?

Restriping a small to mid-size lot can often be done in a few hours. A brand-new layout or a large lot takes longer.

How long before cars can park on new striping?

Traffic paint usually dries within an hour or less in warm, dry weather. Cooler or damp days slow drying down.

Do you stripe lots you didn't pave?

Yes. We restripe existing lots as well as lots we've paved or sealcoated.

Do you install wheel stops too?

Yes. We install parking blocks (wheel stops) along with striping, so the whole lot can be done in one visit.
